Buying guide

Choosing a property

If you buy from Öz-En, we guide you through the whole process. Start with one question: what is the home for? If you will live here, think about schools and daily life. If it is an investment, think about who will rent it.

  1. (01)Location

Pick the area before you start looking. It narrows hundreds of options to a handful and saves time and money.

  2. (02)Budget

Be realistic about the deposit you can put down and what you are comfortable paying overall.

  3. (03)Type

Flat, penthouse or villa, with the number of bedrooms and the setting you actually need.

  4. (04)Timing

Homes bought during construction usually cost less, come with longer payment plans, and let you choose finishes like floors, worktops and cabinets.

How buying works

The price and payment terms are agreed first. A nearly finished home costs more; a home under construction costs less.

Once the sales contract is signed, foreign buyers apply to the TRNC Council of Ministers for a purchase permit. When it is granted, the buyer can register with the Land Registry Office as the legal owner and completes the title registration forms. Taxes are calculated on the Land Registry’s valuation of the property.

The purchase is complete when all taxes are paid and the title deed is registered in your name.

Purchase costs

Plan for these on top of the price of the home:

6%Title deed transfer fee
5%VAT
0.5%Stamp duty on the contract value, paid after signing

Infrastructure contributions vary from project to project. Rates change, so ask our office or your lawyer for the current figures before you sign.

Title deeds

There are three kinds of title deed in North Cyprus. All three are guaranteed by the TRNC state and give the owner full ownership rights.

Turkish title

Land owned by Turkish Cypriots or foreign nationals before 1974.

Exchange (eşdeğer) title

Land owned by Greek Cypriots before 1974 and given to Turkish Cypriots in exchange for equivalent land they left in the south.

Allocation (tahsis) title

Land allocated by the state after 1974 to TRNC citizens and settlers from Turkey.
